What's required to
become a tenant?

  • No Evictions for 7 years

  • No Criminal Background under 3 years

  • No Judgements (garnishments)

  • Verify employment and income

  1. 1-year minimum​ with current employer

  2. Verifiable Income - 3 previous check stubs

  3. Earn twice the monthly rent  

Responsibilities as a tenant... What is that exactly?

RESIDENTS ARE RESPONSIBLE FOR BATTERIES, LIGHT BULBS, GARBABE, PAINT AND ANY DAMAGE IN YOUR UNIT. DURING WINTER MONTHS, PLEASE ALLOW ALL KITCHEN AND BATHROOM FAUCETS TO SLOWLY RUN TO PREVENT PIPES FROM FREEZING.

All cosmetic or discretionary repairs after the first month of occupying the unit will cost $45 an hour for labor plus materials. The following are examples of non-emergeny/cosmetic repairs:​​

  • Carpet cleaning

  • Light bulbs (Exceptions are ceilings above 9 feet or elderly/disabled tenants)

  • Batteries

  • Blinds

  • Lock change and mailbox locks

  • Screens

  • Towel and closet racks

  • Paint

 

Payment will be required up front to start work. Please call our office at 773 994 9801 if you have specific questions or pricing per item. All work orders will be evaluated to determine if it is a building or tenant issue prior to charge.

Policies? But why?

We want to create a safe and sanitary environment for everyone. In doing so, please follow the rules and regulations 

  • No dogs allowed UNLESS owner approves 

  • No barbecue grills or item fires are permitted on any porch or balcony 

  • Respect your neighbors. No loud music or activity and no trash on back porches or common areas. 

FINES WILL BE APPLIED STARTING AT $50 UP TO $200 IF ACTIONS CONTINUE. LOST KEYS ARE $65. IF WE MUST REPLACE LOCKS, YOU WILL BE CHARGED FOR THE LOCK PLUS MAINTENANCE COST TO INSTALL.
